THE BRITISH INSTITUTE OF CLEANING SCIENCE -
BEST VALUE - STANDARDS, SPECIFICATIONS & PRODUCTIVITY RATES
First published in September 1999, this Manual defines a cleaning ‘Standard’ for each general sector of the cleaning industry:
Hospital / health care
Food premises
Industrial premises
Retail shops
Accommodation buildings
Office blocks
Educational buildings (term time)
The ‘Standard’ considers the result of a task being performed and categorises it into one of three definitions:
Acceptable – Acceptable between tasks – Unacceptable
This takes into consideration an achievable result when tasks are performed within the frequencies indicated in each category. The ‘Standards’ are applied to tasks under various headings, for example ‘Hard Floors’ and ‘Soft Floors’.
Each building or unit to be cleaned has a ‘Standard Specification’. Each specification is defined by ‘Type’, eg. an educational building; by ‘Contents’, that is the items to be cleaned and by ‘Criteria’, that is usage by day, hour and volume of foot traffic.
The industry ‘Average Productivity Rate’, that is the amount an operative would normally clean in one hour for each particular area, is also given.
‘Productivity Ratings’ for light, medium and heavy density areas are also discussed, together with ‘Productivity in Minutes per Unit’ for various areas, including toilets, stairs of differing widths and lifts. The times to clean both hard and soft floors by a variety of methods are also included.
A helpful section deals with the ‘% Cost of Cleaning’. This is broken down into Labour, Management, Equipment, Materials, Training and Overheads, with a suggested percentage for profit, where applicable. Fixed, indirect and variable costs are explained. Direct costs, relating to specific contracts, are also listed as a guide.
