THE BRITISH INSTITUTE OF CLEANING SCIENCE -

THE GUIDE TO STANDARDS, SPECIFICATIONS & PRODUCTIVITY RATES

The 3rd Edition, published in 2009, replaces the popular 2nd Edition 'Best Value', published in 2000.

The Manual defines a cleaning ‘Standard’ for each general sector of the cleaning industry:

            Offices

            Retail premises

            Industrial premises

            Educational buildings

            Hospital / Health Care premises

            Food Manufacturing premises

            Transport

            Accommodation / Hospitality

The ‘Standard’ considers the result of a task being performed and categorises it into one of three definitions:

Acceptable on completion of the cleaning task – Acceptable between cleaning tasks – Unacceptable

This takes into consideration an achievable result when tasks are performed within the frequencies indicated in each category.  The ‘Standards’ are applied to tasks under various headings, for example ‘Hard Floors’ and ‘Soft Floors’.

Each building or unit to be cleaned has a ‘Standard Specification’.  Each specification is defined by ‘Type’, eg. an educational building;  by ‘Contents’, that is the items to be cleaned and by ‘Criteria’, that is usage by day, hour and volume of foot traffic.

The industry ‘Average Productivity Rate’, that is the amount an operative would normally clean in one hour for each particular area, is also given.

‘Productivity Ratings’ for light, medium and heavy density areas are also discussed, together with ‘Productivity in Minutes per Unit’ for various areas, including toilets, stairs of differing widths and lifts.  The times to clean both hard and soft floors by a variety of methods are also included.

A helpful section deals with 'The Cost of Cleaning’.  This is broken down into Labour, Management, Equipment, Materials, PPE, Training and Overheads, with a suggested percentage for profit, where applicable.  Direct and indirect costs are explained as are fixed and variable costs.
